Landlord Legal Requirements

Inspection Every 5 Years

All rental properties must have an electrical inspection carried out every 5 years by a qualified electrician. New tenancies require an inspection before the tenancy starts.

Provide to Tenants

The inspection report must be provided to existing tenants within 28 days and to new tenants before they move in. A copy must also be provided to the local authority on request.

Remedial Works

Any C1 or C2 faults identified in the inspection must be remedied within 28 days (or sooner if specified). Evidence of completion must be provided to tenants.

Fines Up to £30,000
