What Does an EICR Cover?
An EICR checks the condition of the fixed electrical installation — everything that's wired into the property, as opposed to appliances that plug in. The electrician will inspect and test the consumer unit, all circuits, earthing and bonding, sockets, light switches and visible wiring.
The inspection checks for deterioration, damage, defects and anything that doesn't meet the current wiring regulations (BS 7671). It doesn't cover appliances — that's covered by PAT testing.
Who Needs an EICR?
Landlords: Since July 2020, all landlords in England are legally required to have a valid EICR for every rental property. EICRs must be renewed every 5 years, and the report must be provided to tenants within 28 days.

- C3 — Improvement recommended: Not dangerous but should be addressed. Doesn't prevent the EICR being satisfactory.
- FI — Further investigation required: Something needs investigating before the EICR can be completed.
How Long Does an EICR Take?
Most residential EICRs take between 2 and 4 hours. Larger properties or those with complex installations may take longer. The report and certificate are typically issued the same day.
